This project was an effort by The Reynolds Group, Inc. and the developer to envision a more innovative design scheme for a rural residential zone in Hillsborough Township. After conducting site investigations for nearly 300 acres in the Township’s two-acre single-family residential zone, we prepared standard subdivision layouts which yielded 105 lots. Our design innovation was to propose a cluster development on approximately 120 acres, with 18 acres remaining for a farm homestead and nearly 200 acres dedicated to the Township for open space. The final design plan proposed the 105 single-family houses on half-acre lots. An on-site wastewater treatment system was constructed to handle the sewerage in lieu of standard septic systems. The ‘community style’ layout and open space provide advantages for the Township as well as homeowners.
